For over three decades, Watson & Co has been a design company that began its journey as an antique shop situated on Denver's historic Antique Row. Their style is a blend of antique and modern elements, which they describe as "Old School. New Rules." Owning multiple properties along Broadway on the 1500 block of south Denver, they realized the need for more commercial space and that their address could accommodate a higher density of use. With this in mind, we explored options for a mixed-use space that included living and workspaces that would fit the scale of the neighborhood while maximizing the property area. Our design incorporates recycled bricks and perforated metal screens, utilizing a simple material palette. The articulated massing helps to break down the scale and relate to the existing commercial parcel size. The two-story units offer tenants a new housing typology that feels more like a single-family home than a typical apartment complex.
