Flagler County Florida is located approximately halfway between Jacksonville and Orlando along the Atlantic seaboard. A reflection of the continual population growth of Florida, this county is still experiencing a growth in its population and the resulting shortage of housing. Palm Coast Florida is three miles inland from the Atlantic Ocean; adjacent to Flagler Beach.

The Promenade at Town Center is a mixed used project the frames the southern end of the new Central Park of Palm Coast. The street level focus on the pedestrian experience is framed by the canopy that runs along its commercial spaces. The length of the building is broken up into separate building volumes that scales down the long northern façade of the structure.

As the project progresses, one of the building volumes on the first floor is intended for use as a satellite school for a regional university. The amenities that are offered in the residential portion are intended to meet the needs of not only market renters, but potential student renters as well.
